Introduction 1The Introduction to the book starts with a quick look at the impact that residential housing has on energy, water, and natural resources, the environment, and our health. It then delves into realities of the marketplace, the current massive green movement, to reveal that much of what is out there has taken a misguided approach of add-on "green" features that mostly add costs to construction budgets and generally offer lower than desired returns on investments. The chapter defines what a green home really is and how green building strategies can not only reduce base construction costs, but also the total cost of ownership, including lower cost for home operations, maintenance, occupant health expenses, and those for the community and environment (which impact property and other taxes). It lays out the books contents into two sections: the first section breaks down the strategies for building a truly green home into ten steps and the second section goes beyond green to achieving "zero" in terms of energy, water, waste, carbon, and cost. It introduces two easy-to-use reference acronyms that will found stamped on concepts throughout the book , "**NCg**" for "No-Cost green" and "**MSg**" for "Money Saving green" strategies. These strategies can be applied to any size home, with any budget, from low-income housing to luxurious high-end custom homes, in order to achieve a high-performance green home for the same total cost of ownership as a traditionally built home of the same size and building type. Chapter 11 - Net Zero Energy Capable Home 163Chapter 11 takes the approach that a 6kW solar array, producing 8,100kwH of energy annually, can meet the needs total electric needs of the proposed green home using the strategies discussed in the first section of the book that work to improve the energy efficiency of the home. Each group of features are calculated by energy modeling to indicate their impact on a baseline home of the same overall size and basic construction type, built to current national building codes. The model begins with size and design improvements, improved building materials and installation specifications, high-performance mechanical systems, and homeowner education and training to optimize performance.This calculation walks through each steps of increasing the homes efficient use of energy to the point that it is capable of achieving net zero energy with the installation of a reasonably sized solar photovoltaic system for its size. This same model can be applied to any home of any size, as long as the strategies discussed in Section 1 of the book are incorporated into the projects construction. Chapter 12 - Water Conservation: How Low Can You Go? 173Chapter 12 reviews the strategies discussed in Section One of the book related to water conservation with the goal of analyzing the opportunities for water independence (in the same context as net zero energy, "net zero water"). In addition to design improvements, low-flow fixtures, and water conserving landscape, this chapter delves into sources for onsite capture and water reuse and treatment systems and how they can serve specific water needs. The chapter references case studies of various off-grid water tactics in use and how these might be incorporated into projects. Chapter 13 - Living Green: Getting to Zero Waste 189Chapter 13 takes on the challenge of zero waste from a green living perspective, analyzing our current abilities to make smart buying choices, take advantage of recycling or other waste diversion opportunities, and support efforts to reduce industrial generated, hazardous, and organic waste, including sewage. This includes discussion of zero waste from construction and demolition of residential structures, detailing opportunities to rethink how we design and build homes.Chapter 14 - Zero your Carbon Footprint 196In Chapter 14 we review the strategies presented in the first section of the book from a perspective of how they impact the carbon footprint of the home, both from the carbon generated during construction as well as in operations throughout its life cycle. Considerations for more sustainable site choices, home size, design for passive systems, resource efficiency, and other design benefits, including outdoor amenities, and high-performance and healthy materials and systems, as well as for lower operating, maintenance, repair, taxes, commute expenses, and cleaning/redecorating costs. Costs are analyzed over a 15-year payback cycle, and total cost of ownership of the home with all of the green features does not exceed the base model.IV.
